From first call to keys

Intake before we burn weekends
Budget, pre-approval, must-haves, and the towns that actually fit — Edgebrook is not Naperville, and Robert will not pretend they are. One conversation so the search is a list, not a tour of everything on the MLS.

Search the cooperative MLS
Every IDX listing Robert can show as your buyer’s agent — Cityview homes and everyone else’s. Save what you like, then pick a showing on his calendar. You are not waiting on a call-back to walk a house.

Showings that respect your time
Weekdays 12–7, weekends 10–5. Request a slot on the listing. He confirms. If a house is wrong in ten minutes, you leave in ten minutes. No padding the tour to look busy.

The offer is the job
Low inventory does not mean you overpay on principle. Inspection credits, appraisal language, attorney review — this is where most agents go quiet. Robert does not. He has been on the other side of 1,300 of these files.

Close, then you’re a client for the next one
Ramina runs the backend. You get keys, not a disappearing act. Most of the Google and Zillow notes on this site are people he already sold a house with — then bought the next one.
